Welcome to 201-203 E. Martin Street! Built pre-Civil War for B&O Railroad management, this stable and stately home has stood the test of time, all the while watching several of America's most significant historic events unfolded on its doorstep. This historic property is just steps from the historic B&O roundhouse which saw significant activity and destruction during the Civil War and was the origin of the Great Railroad strike of 1877. In modern day, you can walk less than a block to the historically restored train station to board the commuter train to Washington, D.C. or take the Amtrak to Chicago, D.C. and all points beyond or in between. Interested purchasers of this property shall have an eye for historic architecture and an affinity for historic, unique and special interest real estate. Fortunately for the enthusiast, this property's historic and architectural integrity remains almost fully intact and is ready for a new owner's touch. Long ago converted to a mixed use retail/residential property, entering the old store is like stepping back in time -- right down to the existence of the original skeleton key to the store's front door. Unique to the exterior of the home is the the Greek Revival styling with hip roof and bracketed cornice. The 6/6 window sashes and 4/4 store windows remain intact, as well as most of the interior moldings and trim. Cosmetic improvements may be of necessity to some, but the property is usable and functional as-is. Inside, there are spacious formal rooms, four bedrooms, a huge attic, a commercial storefront, and a full basement with old cooking kitchen. While updates over the years have been few, the original elements remain. To the rear of the main building, you will find a two-story, wood-sided "creamery" that was also historically a fruit exchange. Having had very little modification over the past 150 years, this building looks very similar to the way it was when built during the Civil War era. Beyond the creamery, adjoining an additional 2500sqft lot, stands a sturdy, wooden barn with three private parking bays and ample storage above. The coming to market of rare, original properties such as this are an uncommon occurrence. Potential buyers with an entrepreneurial spirit will be attracted to this property's uniqueness that provides a great slate for work/live, SRO, multi-unit, multi-use or residence. Zoned for downtown business, close to the commuter train, commuter routes, local industries, local hospitality and nightlife -- the historic Apollo Theater is on an opposing corner -- the opportunities are only limited by your imagination. Backroom Brewery is Virginia's first farm brewery nestled in the heart of the Shenandoah River Valley. It began as an herb farm, growing culinary and medicinal herbs for the garden center trade. The herb farm, Sunflower Cottage, grew 120,000 potted herb plants each spring from seeds and cuttings to sell to other garden centers and to their own customers. That business has since been phased out. However, they continue to grow herbs, including basil and cilantro for use in their beers in addition to hops that they began growing in the fall of 2012. Although the wholesale herb business has been phased out, 6 greenhouses remain with 13,000+ square feet of heated growing space. In 2013 they began the process of creating an ordinance in Warren County to accommodate farm breweries. By late spring, the process was complete and Backroom Brewery became the first farm brewery in Virginia. Their first hop harvest in August of 2013 was bountiful. They were brewing in small batches and planning brewery construction. In the spring of 2014, the 900-sf brewery was completed and equipped with a 3 bbl, Premiere Stainless brewing system. They converted their original farm store into a tasting room and added a 900-sf enclosed pavilion for more seating. So now, this part of the facility consists of the 1,200-sf tasting room / licensed commercial kitchen and brewpub, a 900-sf enclosed pavilion and the attached 900 sf brewery with a 3bbl brewhouse, keg washer and large walk-in cooler. A long draw system plus a large kegerator allow them to have 20 beers on tap in this building complex. In 2019 they built a 10,000-sf brewery, tasting room and event center. The event center has a 400-sf walk-in-cooler with 12 beers on an expandable tap-line. It also has a 40' live edge bar, large catering kitchen, 5 bathrooms, a conference room, executive office, and a 2,000-sf loft. In early 2022 they will add larger brewing and canning equipment so that they can put their delicious beer in stores around the region. They now have more than 25 beer recipes approved by the State of VA. Their beer has won awards every year since they began entering competitions. Backroom Brewery was named the most highly awarded brewery in Virginia by Virginia Craft Beer Magazine. No brewery had won as many awards at the Virginia Craft Beer Competition since Devil's Backbone in the very first competition. Their tasting room bustles, and their scratch kitchen cranks out delicious dishes prepared with their own fresh herbs and farm grown produce in season. In the spring, summer and fall, gardens abound, families enjoy the farm and the scenery. They host 5 annual events, BRB Craft Fest (January) The Virginia Herb Festival (June), Brewstock! (August) BRB Hop Harvest Party (September) and BRB Holiday Market (November). This offering is a unique opportunity to acquire an award-winning craft brewery and herb farm.
